Welcome to Bama Breeze-A Brand New 5BR + 5.5BA coastal hideaway just a short 4 min. walk from the beaches of Ocean Isle Beach.
Located on the serene east end of Ocean Isle Beach, Bama Breeze is a impressive new build in 2024, offering a ideal blend of luxury and comfort. Just a four-min. walk from the beach, this 5 bedroom, 5 1/2 bath getaway promises an memorable coastal escape with spectacular vistas of the intercoastal waterway. The top floor features a huge, open floor plan with great room, dining area and well equipped gourmet kitchen. The kitchen island has 4 barstools and seating for 8 at the dining table. There is also additional seating for 8 on the huge deck off of the kitchen. The middle floor living space features an 85" flat screen TV, plenty of seating, board games for all ages and a wet bar. In addition, the ground floor features a enormous private back yard, with no home directly behind you, providing privacy to appreciate the Tiki Bar, hot tub and pool. The back yard living space has seating for 4 at the bar to sit and savor the flat screen TV, a couch sectional and 4 calming chairs to take in the sun. Back yard amenities also include a gas grille, pool basketball/volleyball combo unit and an outdoor shower.

All 5 bedrooms enjoy access to the outdoor decks with rocking chairs for early morning sunrise enjoyment or appreciating your favorite drink as you wind down the day. There are two master bedrooms, each with a king bed and two additional bedrooms with queen beds. The final bedroom has 2 sets of bunk beds that are full over full and it has an ensuite. Linens are not supplied.

**Unloading your car will be a breeze with elevator access to all levels.
**Check in during peak season (May 25 through August 31) and check out are only on Sundays, 7 nighttime minimum stay.
**Pool heating is an additional charge per nighttime with a 3 nighttime minimum. If you would like pool heating please let us know at booking or at least 30 days prior to your stay. Pool heating is not available from November through February. The rest of the year is $150 per nighttime.
**There are security cameras on the outside of the property for security purposes only.
**Sorry, but no family pets allowed.
**Absolutely no smoking or vaping of any kind allowed in the home or anywhere on the property.
**Must be at least 26 years old to rent.

PROPERTY RULES:
1. No smoking is allowed anywhere on the property (including the pool area and driveway). This includes the use of tobacco, cannabis, e-cigarettes, cigars, pipes, vaping, etc. Smoking on the premises will result in immediate termination of occupancy without refund and is subject to a $500 fee/fine.

2. Absolutely no home events are allowed. Should a home event occur at the property, occupancy will be terminated without a refund and a $500 fine will be imposed.

3. Locked closets are the property of the owner and are not to be opened under any circumstance.

4. Please do not spray sunscreen inside the home. A cleaning fee may be incurred to remove any spray sunscreen from walls, floors or other items.

5. Fireworks are illegal in North Carolina. Violators on the property will be subject to a $500 fine.

6. No mobile sleeping units such as campers or RV's can be parked or used at the home for any purpose, including sleeping, cooking or for any use.

7. Tenants are not allowed to have commercial cars, jet skis, trailers, boats or sizable Bar-B-Que equipment on the property.

8. Tenant will not adjust refrigerator settings. When filling a refrigerator full of warm items, it takes 24-48 hours to adjust back to normal. Setting it at a colder temperature will put a strain on the refrigerator. Please give the refrigerator a chance to adjust before calling to report a problem.

9. Check in time is 4:00 p.m. Eastern Standard US. No tenant is allowed in the home before 4:00 p.m. unless previous arrangements have been made with the owner.

10. When using the elevator, always carry a cell phone in the event of an emergency or equipment failure. Kids are not allowed to use the elevator without parental supervision.

11. Security device interference: Please do not tamper with or remove the approved and appropriately disclosed security and monitoring devices on the exterior of the property.

12. Jumping from balconies into the pool is stringently prohibited. Balconies are to be used for their intended use only.

13. Please use only plastic drinkware at the pool- NO GLASS! There are plastic glasses in the kitchen that can be used by the pool.

14. There is a strict no-pet policy. Animals/animals are not allowed on the property. Any unauthorized pet of any kind on the premises, including decks, carport, pool, etc. is definitely prohibited and is grounds for expedited eviction of the entire event and forfeiture of all money paid as supplied in this rental agreement. Renter also understands and agrees that a violation of the pet policy will also result in the loss of the security deposit. This is not a pet complimentary home. The owners have two dogs that are on property from time to time.

15. Departure:

a. Before leaving, straighten up and ensure everything is in order as you found it upon arrival. Make sure to collect all of your belongings prior to departure. Close and lock every door and window and make sure all appliances are turned off except the fridges. Make sure all dishes are clean: load and run the dishwasher prior to check out (not necessary to empty it). Remove all trash and recyclables from the home and place in the proper cans on the right side of the home. Failure to remove trash from the unit will result in additional costs.

b. Please set the AC units to 73 upon departure (on both thermostats). During winter months, set the heat to 65 degrees.

c. Check out time is 10:00 a.m. Eastern Standard US, which is FIRM. Nobody is to be in the home or on the property after 10:00 a.m. unless prior arrangements have been made with the owner. Tenants will be charged $200 per hour for any violation of this rule.

d. If the tenant has used the gas grille, it is their responsibility to clean it prior to departure. If the grille is not cleaned upon departure, there will be an additional fee.
